Booking
After submitting your booking request via the booking function on our website (https://ferienwohnungen-in-koblenz.de/) by clicking on the “Book Now” button, you will receive a written booking confirmation from us by e-mail as soon as possible. If necessary, you can revoke this confirmation free of charge within 24 hours. Thereafter, the booking shall be deemed to be bindingly concluded, for which the terms of payment and cancellation stated below shall apply.
The booking is exclusively valid for the tenant and the number of persons named in the booking confirmation. Any deviating occupancy, even for a short period (visitors), is expressly prohibited. A change, in particular an increase in occupancy, can only be made with the consent of the landlord. It must therefore be notified by the tenant before arrival.
Commercial use or subletting is prohibited.
Payment of rent
A booking deposit of 30% of the rental price is due upon booking, payable within one week.
The entire rental amount should be transferred 2 weeks before the start of the rental period. I.e. for bookings made less than 2 weeks before the date of arrival, the total amount is to be transferred – if time permits, at the latest, however, on arrival in cash (Euro) or by debit card.
Booked and not yet invoiced additional costs such as laundry sets, cots etc., as well as any bank charges incurred are to be paid on arrival.
Cancellation
You can cancel the rental contract at any time by written declaration or by e-mail. The declaration becomes effective on the day we receive it. In the event of withdrawal, we will charge cancellation fees as following amount:
In case of cancellation
- up to 6 weeks before the start of the rental period 30% of the total price
- up to 2 weeks before the start of the rental period 50% of the total price
- thereafter 100% of the rental price
If we find a substitute tenant, you will be reimbursed for these cancellation costs on a pro rata basis according to the travel times. You also have the option of providing a substitute tenant yourself, who will automatically take over your rights and obligations after we have confirmed the change of participant. We will charge you a flat rate of 25 euros for a rebooking confirmation.
We recommend that you take out travel cancellation insurance.
Arrival and Departure

The tenant is entitled to use the accommodation from 14:00 at the earliest on the day of arrival.
IMPORTANT: There is no reception at the accommodation. The keys are handed over by individual arrangement – please contact our staff member 1-2 days before arrival at the latest.
Complaints regarding the accommodation must be reported within 24 hours of arrival.
Unless otherwise agreed, the accommodation must be vacated by 10:00 a.m. at the latest on the day of departure, otherwise a daily rental rate will be charged and, if applicable, also the costs for a rebooking of a subsequent guest necessitated by the late departure. By arrangement, luggage can be stored until departure.
On leaving, the accommodation must be swept clean and the rubbish bins and fridge emptied. The proper cleaning of dishes, cooker, coffee machine, pots, oven, pans, garden grill, etc. is part of the tenant’s duties. In case of non-compliance, compensation will be charged.
Liability
The landlord is not liable for short-term failure of furnishings or installations, as well as for impairments of any kind from the outside. A price reduction is excluded in this respect. The landlord is not liable for loss of valuables. The use of the holiday flat, stairs, furnishings and the rest of the property is at the guest’s own risk. The guest is fully liable for all damages caused by improper use.
Early termination of the rental period
In the event of early departure, there is no entitlement to a refund of the rent.
Blatant or repeated violations of the house rules or overcrowding will result in immediate termination of the contract without any claim for repayment of the pro-rata rent. Non-eviction by the guest is trespassing.
Damage Deposit
If a deposit has been agreed upon, we kindly ask you to hand it over to our staff member in cash when handing over the keys. This deposit will be returned at the end of the rental period, at the latest within one week, provided there are no complaints.

Parking in the driveway is only permitted for loading and unloading.

The holiday flats are located in a residential building. Therefore, please avoid any disturbing noise, especially in the staircase and on the balcony. The night’s rest 22:00 – 7:00 should be observed at all costs. Complaints from residents can lead to immediate termination of the tenancy agreement without compensation for costs.
Please close your windows and the front door when leaving the house. At night, we ask you to even lock the front door for safety’s sake.
Please park only in the parking space allocated to you.
